Legal Update: Changes Going Into Effect July 1, 2021

New changes regarding both Condo and Homeowners Associations will be going into effect on July 1st, 2021. The Florida State Legislatures have approved Bill 56, outlining numerous revisions. Our experienced attorneys from Goede, Adamczyk, DeBoest & Cross have clarified these guidelines for our board members. The following is their post-Legislative Session report on the residential housing law changes from the 2021 Legislative Session. All changes are effective as of July 1, 2021.

The bill includes revisions to emergency powers and declared state of emergency situations. It clarifies terms and the status of amendments as public records. It also clarifies the often discussed Covid-19 passport restrictions and various legal fees, in addition to numerous other areas of interest to board members. You may read the full text of the bill below.

We encourage all of our board members to familiarize themselves with these revisions and make the necessary adjustments to any current operating procedures to assure compliance. If you need any help, we are always there to support you. Please don’t hesitate to reach out to us.
